Staging Services for Furnished & Unfurnished Homes

Curb Appeal
We start with apprising the condition and appearance of the home’s exterior and landscaping, making suggestions as needed to create a more inviting appeal.

Furnished Homes
For the interior, we work with what you have as much as possible beginning with a checklist of furniture, artwork and accessories to be re-arranged, added or eliminated. Then, we help you remove and/or rearrange all furniture and accessories that can be moved safely. If homeowners need to purchase additional items to implement their design plan, recommendations are made on where to purchase those items for the best value.

*Artwork and accessories are available from our inventory when needed with an initial installation charge and nominal monthly fee.

Unfurnished Homes
In the case of unfurnished homes, we create a checklist with recommendations for furniture, art and accessories, and their placement. We source furniture for staging on a 3 month minimum rental basis. Artwork and accessories are provided from our inventory on a monthly basis (*see above).

Staging Checklist/Plan
The checklist for furnished and unfurnished homes is provided in a straightforward room-to-room format plan, and includes addressing repairs, and alternate options in flooring, paint colors, window treatments and lighting only when needed. Our approach is to keep it simple, and focus on using just the right amount of furniture, artwork and accessories to showcase the architectural features of each room to its best potential. After reviewing the checklist with each client, an electronic version of the staging plan is emailed to them within 48 hours.

Suggestions on service professionals for specific repairs, and/or home improvement services, such as, painters, etc. can be provided when needed/requested. After the consultation, I also make myself available should any staging questions arise.

A flat fee is charged for the consultation including the design plan/checklist based on the size of the home.
